After years of expansion under a tenant-lease agreement, CHAT was successful in their purchase of the former TDSB school. Their largest project to date, CS&P was retained first to secure a revised Site Plan Agreement – and later a Committee of Adjustment application, in order to pursue a 14-classroom addition on the northern site edge. Undertaking the project along a modular builder and construction manager, the classroom addition involved extensive consultant coordination and intensive consultation with the City of Toronto for expedited permitting. A CM process was a critical part of the project delivery process, allowing seamless collaboration with the modular builder, ourselves and client.
The modular units were constructed off-site, where they were assessed throughout the building phase, before a well-coordinated effort to deliver them to site and crane onto the waiting foundation – one half classroom at a time. Occupancy met the tight September 2024 deadline, bringing the 16,600 sf of much needed computer lab, science classroom and general classrooms on-line for the rapidly growing CHAT community for the new school year.
