The Komoka Prototype Store was the first in a new generation of enhanced customer‑experience retail facilities developed by Loblaws. Delivered as a flagship prototype, the project established a benchmark for future next‑generation grocery store developments. CS&P Architects served as the Architect of Record, working with CF Møller Architects and Traugott Construction through a Progressive Design‑Build process.

The building incorporated a hybrid structural system, a high‑performance building envelope, and a fully electrified operational model as foundational steps toward achieving a net‑zero carbon footprint. Beyond its sustainability objectives, the design prioritized improved comfort, environmental quality, and modernized layout strategies to enhance the customer experience. Completed as a prototype implementation, the Komoka store now serves as a reference for future Loblaws retail environments.
